You peer round the edge of the lane, rather than simply rushing out there, but stop.
In the lane, about the right distance away to be behind the target house, you see a vehicle, almost certainly a van, parked. You can see what must be at least one figure moving, heading from the fence to the van. You can hear what sounds like a frenzied conversation, but either you can't make it out, or you can't understand the language, because you get nothing.

I'm not exactly clear on the situation, but I'll go with a general command:
Wic does his best to get closer without being seen. If it's clear that that's impossible, he'll consider an alternate route.
Which way is the van facing? How many different voices does Wic hear?

An approach without being seen is possible, but wouldn't be easy. Light from the street would make you quite visible, and there isn't much cover, at most, a few bins 10 meters away. You're not sure if you could make it. A possible alternative is over the fence, and through the gardens.
You squint for a few seconds more. The van is facing front towards you. You can't discern how many different voices.

We're going to go with Wic hearing John, mainly to allow you to reassess the situation, in light of the map.
Sorry for the delay in updates, but tis merry examtide, though now i have a free week, exam-wise, so posting should be more regular than normal.
UPDATE: I've marked all the sections of fence with a red F, and they extend as shown by the thick black lines. Your current position i've marked with the green cross.

I study the roof of the house to see if A:I can even get up there without making to much noise and B:if the slope is not to great to walk on without to much trouble or noise

What do the fences look like? How tall are they? How sturdy? What are they made of?

The fence next you you is just a bit taller than you are, made from planks of wood, pointing (though not really spiked) at the top. Pulling yourself up slightly, you can see the next fence along, between th two house gardens, is shorter, about half the height of this one, and is just effectively a wooden screen running along the garden. Therefore, the one next to you is pretty sturdy, the other one is more dubious.
As for the house, you're pretty sure you could walk along it, but the tiles mean that you're not sure if you'd knock any off, or make any noise. Getting up there would be more difficult; you can see a single drainpipe running all the way up on this side of the house, and you can't vouch for it's integrity.

He doesn't like the way John is looking at the roof.
Any evidence of a dog back there?
If not, Wic does his best to quietly get over the fence quietly and waves for John to follow him. Then he'll duck down and move along the fence, then turn right and go about halfway down the east/right side fence before going over again. Once into the alley, he'll head back to the van.

There's no sign of a dog, or anything else that would indicate there was one.
I don't quite understand what you're doing. I've enhanced the map, in case it wasn't clear, but i may just be being dumb.

What are the areas between the houses? I think I understand where the road is and that there's a road in front of the house and one behind it where the van is. But what is the rectangle between the house/garden areas represent?

You both make it over the fence, as far as you know, without being spotted. Jessie practically falls off, having made it half way over, but doesn't make too much noise.
Wic, you feel your phone buzz twice in your pocket.
I took out the bit between the two houses, because it didn't really represent anything, it was just a slightly dodgy image. I've updated the map to show better. The bit with the van isn't a proper road, however, just a 'through route', ie. a wide alley.

Wic checks his phone. He just looks at it then pauses, crouching on the ground while pressing away at the buttons. After about 20 seconds, he continues toward the far fence.

Jessie follows Wic, as he moves up to the next fence.
When you get there, you can make out the voices a little better. There's more than one, but the rest are in a language you don't recognise. The one you can hear from, however, lets you hear a few snatches of conversation.
"Get...into the van...need to...moving."
